Monthly repayment is the estimated cumulative instalment on the total bank loan disbursed to date, computed using a 30-year tenure at 1.5% p.a. (reducing balance). The Option Fee (5%) and Exercise Fee / S&P (15%) = 20% are paid by the buyer (cash/CPF) upfront before the bank disburses. The Foundation stage (10%) is split: 5% buyer cash/CPF + 5% bank loan — this is when bank disbursement begins. All subsequent stages are funded fully by the bank.
